Back up first
Time Machine to an external drive, iCloud, or just drag your photos and docs somewhere safe. Once that Mac is in the mail, those files are gone for good.
Sign out of iCloud and Find My
System Settings → Apple ID → Sign Out. This unlinks the device from your account and turns off Activation Lock.
Erase all content and settings
System Settings → General → Transfer or Reset → Erase All Content and Settings. Older Macs: boot into Recovery Mode and use Disk Utility.
